Thomas Beatty of Sion, Co. Wexford, Esq.

Whereas I am seized of the lands of Sion, Co. Wexford, and also of an estate in fee farm called Purcells Inch, Co. Kilkenny, and also of one fifth undivided part in certain house property situate in Wicklow, St. Andrew and Charlemont Streets in the city of Dublin, and also in premises situate in Tallaght, Co. Dublin, and of the whole of which Messrs Montgomery and Stanley receive the rents and am also possessed of certain securities for monies which are deposited in my deed box placed in the bank of Sir Charles Price, Bart and Co., King William Street, London, and my stock brokers Charles Hopkinson & Co., of Regent Street London, and my stock brokers Messrs. Bailey and Hammond of Angel Court, London, each have a key.
To my nephew David Beatty of Heathfield*, Co. Wexford, eldest son of my brother David Beatty and to Richard Seymour Guinness of South Frederick Street, Dublin, Esq., of the firm of Guinness and Mahon, my said lands of Sion (subject however to an agreement for a demise of £4,000 heretofore made by me with Francis Leigh, Esq., which is secured to said Francis Leigh by deed mentioned to be performed in 1852, and which agreement is to be carried out.) I bequeath said £4,000 to said David Beatty, eldest son of my brother David, and said R. S. Guinness, to hold said lands of Sion or said £4,000, or other the purchase money thereof as the case may be, as trust for the use of John Thomas Beatty, second son of my brother David Beatty for life, then to his heirs male; with remainder over to my godson Thomas Beatty, son of my nephew David Beatty of Heathfield, Co. Wexford and his heirs male.
I bequeath said lands of Purcells Inch to William Pemberton Pigott, the son of my niece Mary Pigott, and his heirs when 21, and should he die the same to his brother Richard Pigott and his heirs.
I bequeath said one fifth part of house property in Wicklow, St. Andrew and Charlemont Streets, Dublin, and premises in Tallaght, Co. Dublin, to said
